Which areas and types of property do you cover?

Rajesh works in residential real estate only (houses, townhomes, duplexes and condos), not commercial property.
How much do I need for a down payment?
For a home you will live in, the federal minimum is 5% of the first $500,000 of the price and 10% of the portion from $500,000 to $1.5 million. Homes priced at $1.5 million or more need at least 20% down. With less than 20% down, the mortgage needs default insurance, such as from CMHC.
What does it cost to buy a home in Alberta, beyond the down payment?
Alberta has no land transfer tax. Buyers pay Land Titles fees to register the transfer and the mortgage ($50 plus $5 for every $5,000 of value or part of it, each), legal fees, a home inspection, and adjustments for property tax and utilities on possession day. A new home can also carry GST. The Alberta closing costs calculator on this site adds it up.
How is a buyer’s agent paid?
Before Rajesh works for you, you sign a written agreement that sets out the services and how they are paid for, as the Real Estate Council of Alberta requires. In many purchases the payment comes out of the seller’s commission; Rajesh will explain your agreement before you sign it.
What is a Real Property Report?
A Real Property Report (RPR) is an Alberta land surveyor’s drawing of the property showing the buildings and improvements against the property lines. In a typical resale purchase the seller provides a current RPR with a municipal compliance stamp.
